We look at various types of structures for this type of financing and are creative and collaborative in our approach.  However, we specialize in loans with the following guidelines:

  • Lending area:  AZ, CA, CO, ID, MT, NV, OR, UT, WA, WY
  • Property type:  All agricultural land (farm, ranch, crop, vacant land, etc.); commercial properties considered (except residential, developing land, Indian Reservations, Mexico properties, gas station, and funeral homes)
    • Property must be income producing
  • Loan amount:  $500,000 to $5,000,000; based on “all-in” loan amount
  • Documentation:  verfied assets and income; no stated-income please
  • Interest rate:  Prime + 4.75% (minimum)
  • Prepayment:  No prepay penalties
  • Terms:  1 month to 36 months
  • FICO:  600+
  • LTV:  65%
  • Lender points:  Varies
